Brackenridge consists of
five superb phases (suburbs).
Watsonia Heights
(Phase 1)
Perched on the top of the
Bracken Ridge, Watsonia Heights contains most of the higher priced
properties in Brackenridge. most Watsonia Heights properties enjoy
commanding views of the Bay in the East, while some at the back of
the ridge have both sea views and spectacular Westerly views of the
Plettenberg Bay Country Club Golf Course below and the distant Outeniqua
Mountains. This area, and Protea Dale, are without doubt the
"prime" parts of Brackenridge, and the average size home is
generally larger than in the other suburbs and the average selling price
is higher.

Protea Dale (Phase
2)
Protea dale adjoins
Watsonia heights and is a larger area, and many of the stands are at a
slightly higher altitude than those of Watsonia Heights. and on level
land (with the exception of those overlooking the golf course) This
suburb enjoys magnificent sea and/or valley /golf views and is
also a higher priced suburb with mostly level stands and large luxury
homes. Many homes have been designed to maximise the expansive ocean
views and most have rim-flow swimming pools which tend to blend into the
distant sea and sky vistas.

Orchid Valley
(Phase 3)
Orchid Valley is on the
sea side (East) of the ridge, below Watsonia heights and Protea dale and
comprises stands on the slopes of the ridge, many of which have superb
sea views, plus some stand slightly lower down the hill with good
partial sea views, and a number of stands in the valley, which have no
sea views, but enjoy more protection from prevailing winds and and more
luxuriant Fynbos growth and more fauna habitating the denser bush. This
is a lovely area with generally more expensive homes on the slopes of
the Ridge, and more moderately priced properties in the Valley

Erica Heath (Phase
4)
Erica Heath is the
southerly section of the Estate, and offers very reasonably priced
stands. Most stands have no views other than the surrounding grasslands.
This are has very little Fynbos. There is a possibility that in a few
years adjacent land outside the development may be developed into a Jack
Nicklaus Golf Estate, and If so, a possibility exists that an entrance
from Brackenridge to the golf course could be sited at Erica Heath. This
could add value to home sin this suburb, as well as the potential views
of the new golf course over the rolling hills of the adjacent land.
Erica Heath is the most affordable suburb in Brackenridge and ideal for
people who are not obsessed with sea views, but are looking for a cost
effective investment in this superb secure Estate.

Bitou Glade (Phase
5)
Bitou Glade is on
the sea side (East) of Erica Heath. The properties comprise a mixture of
sloping vista stands on the East side of the ridge, and valley stands.
The suburb is much like Orchid Valley, with its slopes and forested
valley with abundant fauna. Some of the higher stands have distant sea
views but these are more distant than those in phases 1, 2 and 3.
The suburb is at the southerly end of the
Estate and is a quite area with no passing traffic from neighbours in
the Estate
